Guaranteed Rent - Rain or Shine

We offer a guaranteed rent model. That means:

  • You get paid on time, every month, no exceptions.

  • Even if a property is void (i.e., between tenants), you still receive the agreed rent.

  • No chasing payments, no rent arrears, no headaches.

Important to note:

As a Community Interest Company working alongside public services, we are only permitted to pay commercial rent compatible with market rates.

The amount we can offer is always verified by the relevant Local Authority’s Rent Officer, ensuring it aligns with market standards and public funding rules.

Think of it as direct debit meets due diligence - dependable, fair, and transparent.


Maintenance & Repairs - Sorted

Minor repairs and day-to-day maintenance are covered by us.

For larger works or structural issues, we’ll liaise with you, but we’re proactive and responsive.

We conduct regular inspections and keep the property in good condition.

We treat your property like a home, not a revolving door.


Property Requirements - Compliance First

All properties must be HMO licensed with the local authority.

This registration is a legal requirement and must be secured by the landlord.

We’re happy to offer advice on the process, but the responsibility for HMO licensing lies fully with the landlord.

We’re all about working in partnership, but we also need to dot the I’s and cross the regulatory T’s.


Lease Terms - Flexible and Fair

We typically sign 3-5 year leases, offering you long-term income stability.

We’re open to discussion on break clauses and reviews, depending on your needs.

Properties are let as fully managed - so you don’t have to lift a finger (unless it’s to sip your coffee).


Tenants - Carefully Selected and Supported

Our tenants come via referrals and partnerships with local services.

We provide support services, ensuring they sustain their tenancies.

This adds an additional layer of stability and reduces wear-and-tear risk.
