Provide a good home. Gain a dependable partner. Create lasting social impact.
First People Housing CIC works with responsible landlords to provide safe, well-managed supported accommodation for men in Hertfordshire.
We lease suitable properties and use them to create stable homes for residents working towards recovery, independence and a more secure future. In return, landlords benefit from an experienced organisational tenant, clear communication and professional property management.
We currently operate in Hatfield and Stevenage and welcome enquiries about suitable properties across Hertfordshire.
A dependable leasing arrangement
We typically agree leases of between three and five years, giving landlords greater certainty and reducing the time and administration associated with finding and managing individual tenants.
Lease terms, rent reviews, break clauses and the responsibilities of each party are discussed and agreed before the lease begins.
Our aim is to establish a fair, transparent and sustainable agreement that works for the landlord, First People Housing and the people who will call the property home.
Rent and financial arrangements
We offer an agreed monthly rent in accordance with the terms of the lease.
Depending on the agreement, rent may continue to be paid during periods when individual rooms are temporarily unoccupied. All payment arrangements, conditions and exceptions will be clearly set out in the written lease.
As a Community Interest Company working alongside public services, the rent we can offer must be commercially reasonable and compatible with relevant public funding requirements.
Proposed rents are therefore subject to appropriate assessment and approval.
There are no hidden arrangements. The rent, payment schedule, review process and respective financial responsibilities are agreed in writing before the property is accepted.
Professional property management
First People Housing manages the day-to-day operation of the property and maintains regular communication with the landlord.
Subject to the terms of the lease, our responsibilities may include:
- Day-to-day property management
- Routine inspections
- Minor repairs and maintenance
- Responding to issues raised by residents
- Monitoring the condition of the property
- Managing occupancy and room allocations
- Supporting residents to look after their home
Responsibility for major repairs, structural work, insurance and statutory landlord obligations will be clearly defined within the lease.
We aim to identify issues early, communicate promptly and maintain every property as a safe and respectful home.
Carefully assessed and supported residents
Residents are accepted through an established referral and assessment process. Before accommodation is offered, we consider the person’s circumstances, support needs, identified risks and ability to live safely within a shared environment.
Once accommodated, residents receive structured support from our team. This can include help with:
- Maintaining their accommodation
- Budgeting and managing money
- Daily living skills
- Accessing specialist services
- Education, training and employment
- Preparing for greater independence
Residents must follow clear property rules designed to protect their safety, wellbeing and shared living environment.
Properties we are looking for
We welcome conversations with landlords who own suitable shared properties in Hatfield, Stevenage and other appropriate Hertfordshire locations.
Properties will generally need to:
- Be safe and in good condition
- Be suitable for shared accommodation
- Meet all relevant housing and fire-safety standards
- Have appropriate communal, kitchen and bathroom facilities
- Be located within reasonable reach of public transport and essential services
- Hold any required House in Multiple Occupation licence
The landlord remains responsible for obtaining and maintaining any licence legally required for the property. We can discuss our operational requirements and provide relevant information during the initial assessment.
Every property is considered individually. We will review its location, layout, condition, compliance requirements and suitability for the residents we support.
Creating social value
Partnering with First People Housing offers more than a commercial property arrangement.
Suitable accommodation gives people the stability they need to address difficult circumstances, engage with support and work towards independent living.
First People Housing is a Community Interest Company. Our surpluses are reinvested in our services and community purpose rather than distributed to private shareholders.
By working with us, landlords can generate an income from their property while contributing to a practical response to homelessness and housing insecurity.
How the process works
- Initial conversation
Tell us about the property, its location, layout and current status. - Property assessment
Our team will consider whether the property is suitable for our service and arrange a visit where appropriate. - Compliance checks
We will review the property’s condition, licensing and relevant safety documentation. - Commercial discussion
We will discuss the proposed rent, lease period, responsibilities and any work required. - Written agreement
If both parties wish to proceed, the final terms will be recorded in a formal lease before the property is used.
All arrangements remain subject to satisfactory checks, internal approval and agreement of the lease terms.
